Many heritage properties have mature tree canopies that create deep shade and root competition, so any new planting plan has to account for existing roots and reduced light. The Beaver River corridor and the slope toward the harbour make spring runoff and drainage serious considerations, especially for properties east of Highway 26. Clay-heavy soils through much of the town retain moisture well but can waterlog garden beds and undermine poorly prepared hardscaping. Designing here means knowing which soils drain and which pool, which exposures shelter and which expose. Newer estates on the west side toward Clarksburg tend to sit on more open, slightly elevated land with better natural drainage but greater wind exposure.
